East Village at Meadowlands
10.89 acres at 1317 U.S. 70A East
Property owners Auman Trust and Griffith-Zill have applied to have approximately 10.89 acres annexed by Hillsborough. The request also includes zoning the property to residential special use and a special use permit application to build 76 three- and four-bedroom townhouses. Habitat for Humanity of Orange County is the expected site builder. If approved, the developer will extend water and sewer utilities to the property. Residential special use is a flexible zoning district without a maximum dwelling density or minimum lot size.
Two neighboring owners were found to have legal standing in official town board action on Sept. 17. An in-person hearing was called for Oct. 19 to discuss the annexation, zoning and special use permit application. The hearing was held in person and was not broadcast.
The applicant made three adjustments to the plan in response to neighbors' concerns. The revised site plan and utilities plans are posted below. The changes include a wooden fence along the immediate east neighbor (two shared property lines), the protection of additional trees at that shared corner and the provision of a sewer stub to that property.
The public hearing was closed on Oct. 19. The Planning Board unanimously recommended approval of the application during its November 19 meeting. The town board approved the annexation, zoning, and special use permit (including revised plans) on Dec.14. The permit approval resolution is available below.
